The unrestricted right to terminate....

...is being waived at this very moment!

So at midnight tonight, we will have survived our option period and assuming this buyer is legit and will be able to get the financing junk all together, we will have this baby SOLD!

I'm so happy because this house was so close to coming off the market.

We have one closing tomorrow afternoon, one closing in a few days depending on exactly when the build will be finished, Linda's personal home on or around the 17th, the one I have been speaking about, and we are now negotiating another one.

We also have a buyer interested in duplexes - he just needs to pick which one he wants. They are all next door so it's not like it's much of a decision!

Funny how things work out!

Last week, I posted photos of a house we were about to take off the market...

I posted the house on Craigslist, showed it on Wednesday, and Thursday morning, we had a contract in hand.

Some inspections were done on Friday and the remaining inspections are being done at this very moment.

I am interested to see what the inspection reports say since this is a very unique, older home.

I'm just amazed that at the very last minute, someone showed a spark of interest and we are now making it happen.

If all goes well, we will close August 28th!

The Final Countdown

August is almost here which means there will be a major change in just about everything in B/CS. While business are excited for students to come back, it's not quite so in this office.

August means back to school which means that group of summer buyers has been just about eliminated.

We also have a very unique house on the market right now that we would love to get sold but it's hard to sell something when there is no one to buy it. I showed the property last night and am pushing this guy, giving him all the information I can get. It would be amazing to sell this home in the last few days its on the market. The last time I showed a home we had listed, we ended up back at the office writing a contract. I'm crossing my fingers in hopes that this will be the same situation!

Part of what makes this house unique is that it is set back on a wooded lot and has a very "cabin" feel to it. It is also a multi-level floorplan. Living room on first floor, formal dining, breakfast room, and kitchen on second floor, and bedrooms and utility room on third floor.


This is a dining room off the kitchen. It was originally built as a screened porch was but was finished out with floor to ceiling windows. To the left, there is access to one of the decks and looking out the windows on the right, you will see a view of the creek.

Spacious kitchen with island opens to dining room and overlooks the creek as well!

Oh, I Love the Rainy Nights!

It's finally raining here in BCS!

Last night, I laid on the couch with a movie on and the windows open. Lots of thunder and lightning and I heard that we were under a tornado watch at some point. I'm not surprised. There are tree limbs everywhere!

This is making for a very productive day IN the office. Lots of filing, re-organizing, and e-mailing. I have all the blinds open and the music on to make it a little more enjoyable.

As soon as this rain is over, I've got to go out and replace all the damp flyers at each property. But at least each house will look that much greener!

Realtor Tours

Every Tuesday, the MLS (Multiple Listing Service) rotates realtor tours between Bryan and College Station. Realtor Tours are basically "open houses" for Realtors to view new homes or updates to homes currently on the market.

Most Realtors who hold tours persuade people to come out with food. Strawberry Tarts from Eccell, Fajitas, Olive Garden, etc. Other Realtors like to encourage people to come out using good ol' $$$$. Usually $25 to $100 in cash or gift cards.

We like to use the Realtor Tour as a chance to get feedback from other Realtors.

*How do you feel about the price?
*What can we do to improve the home?
*Curb appeal?
*Interior features?
*What can we do to make this home sell?

This information not only helps us but helps us provide feedback to our sellers and let them know what needs to be done to get it SOLD.

My favorite Realtor Tour so far?

A $650,000 Mediterranean home with a gorgeous pool. Tour included bikini models serving Mimosas.

Background Check

So just to introduce this blog...

A ton of Realtors have blogs on a website called ActiveRain - it's basically a Realtor blogging site which is great and all but to be honest, they know way more about this stuff than me.

So I'm creating my blog based on my amateur perspective.

I have been working with Linda Stribling at Century 21 in College Station since June 1st as Office Coordinator/Realtor Assistant. I'm the girl you call with all the questions and I find your answers. And I'm the girl they call when we need to be two places in once. I guess you can call me the Miracle Maker.

I love my job but I'm starting to see the good, the bad, and the ugly of this whole career. And I love it all.

This is the "Boss Lady" Linda Stribling. She has been working with Century 21 for about 20 years and has awards all over this office so I know I'm in good hands!
